A Property Inventory is the catalogue of a rental property and all its contents, while the Schedule of Condition is a record of the condition of all these items. The Property Inventory and Schedule Condition are usually produced as a single report.
A Property Inventory with Schedule of Condition has several functions:
- it is a comprehensive description of the property
- it records the condition of every aspect of the property, including any items that are included in the tenancy
- it forms part of the legally-binding contract in the tenancy agreement between the tenant and the landlord.
An impartial, independent inventory can be used in court to prove the condition of a property if there’s a dispute regarding damage, theft, loss or the deposit. That inventory must be detailed, witnessed and signed by all parties if it is to be held up as a proper indicator of the facts and be confidently accepted by an adjudicator or court.
It should include information on all contents, fittings and fixtures of a property at the time of inspection. The report is created before a tenancy begins and acts as protection for all parties involved in the process.
A full property inventory catalogues in detail not just fixtures, fittings, furnishings and appliances, but also their condition. This includes a description of the condition of walls, ceilings, floors, carpets, paintwork, light fittings, woodwork, windows, radiators – in other words everything in the property.
