An inventory is a document that outlines the condition of every aspect of a property.
It is not about furnishings and contents, it is about the condition of the walls, carpets, sanitary ware, kitchen cupboards, oven, etc. It will also outline in detail the cleanliness of the property at the start of the tenancy, and contain a large number of clear evidential photographs.
Please note:
- If you take a deposit from a tenant you will need to ensure that the deposit is registered with one of the 3 deposit protection agencies – DPS, TDS or My Deposits.
- If at the end of the tenancy the property is left with issues such as cleaning, damage, mould, rent arrears, etc, you might be able to recover funds from the deposit to cover some or all of these costs.
- If you do wish to make a claim and the tenant disagrees, you will be asked to provide proof of the condition at the start of the tenancy, and a clear comparison at the end of the tenancy.
- All deposit protection agencies will ask for date stamped photographic evidence from both the start and end of tenancy.
- All deposit protection agencies will give more weight to a professionally compiled independent report.
